This attractive Country House is less than 10 minutes drive from the quaint town of Álora, about 40km (25 miles) north-west of Malaga, in Southern Spain, and just 30 minutes drive to Malaga, Malaga Airport and the 'Costa del Sol' beaches. There is a motorway for half that distance.

The property is in a quiet secluded riverside position less than 10 minutes drive from the town of Álora. It has mature gardens and is surrounded by it's own orchard of orange trees, which produces a yearly income.

The house is ideal as a permanent home, but could also be let as an investment.

Via a vestibule from the dining end of the lounge, there are 2 bedrooms each with modern vanity units and the master bedroom has air -conditioning (hot & cold). One of these bedrooms is currently unfurnished and could be used as a bedroom, study, workroom, playroom, office, or for whatever you can think of. Also leading off the vestibule is a modern bathroom with a full height fitted cupboard and good size shower unit with door.

Leading off the lounge area through an archway, there is a modern fitted kitchen complete with matching breakfast bar and a huge amount of workspace. In southern Spain a lot of time is spent out-of-doors, so the outside space is considered more important than the inside. The double doors from the lounge-diner open onto a very large tiled terrace 13m x 4m, with plenty of space for eating and lounging, and with a canopy over. This faces a very attractive, easily maintained, secluded walled garden which has a large paved area, is well stocked with mature plants, shrubs and palms, and is complete with irrigation system. In addition to the main terrace, there are two other shady seating / lounging areas within the main garden. There is another good sized secluded paved garden area at the rear of the house, leading to storage spaces and a small potting nursery, the main space being ideal for a barbeque and more seating or sun loungers.

The finca (orchard) is fenced and apart from the front of the house, all the gardens and the swimming pool areas are walled (topped with attractive tiles) and are completely secluded, private and secure.

To the side of the house, is a 7x5m mosaic-tiled swimming pool. Like the gardens, the area around the swimming pool is completely secluded - ideal for 'skinny-dipping' or an 'all-over' tan - if that's your scene! Don't forget the sun protection cream.
On two sides of the swimming pool are raised sunbathing- relaxing areas. There is a secluded shower and changing area and a compact toilet room next to the pool.

The orchard, which is part of the property and surrounds the house, and has about 450 trees, producing delicious 'Navel' oranges. These oranges produce an annual income - which varies according to the crop and demand, and are collected and paid for by one of the many local companies who specialise in processing them (for sale or juice). The annual crop has reached over 16,600kg (16 tonnes) - although this figure varies from year to year.
There are a few other fruit and nut trees growing in the orchard for personal use
. For the new owner not wanting to personally maintain the orchard, local people will look after it for an hourly rate (as-required), or in return for the income from the crop.



The property is situated about 3km from the quaint old town of Álora which has many interesting features, including the remains of a Moorish castle on one of the two hills between which the town straddles. The town has a homely and comfortable feeling. The large selection of shops and businesses provide a wide selection of goods and services, including two modern supermarkets.
There are many schools and colleges in Álora, a municipal out-door swimming pool, a new theatre-cum-entertainment centre, a large indoor sports centre and many recreational facilities including tennis courts, running track, a football stadium and a new indoor swimming pool.
There are good bus services serving the Álora area and outlying villages, and others going to Malaga stopping at intermediate towns and villages. Álora has it's own regular train service to Malaga, which links to the Costa del Sol line going to Fuengirola, which serves the towns, resorts and Malaga Airport on route, and also connects to the partially completed Malaga Metro just across the road. At the main Malaga station there is a connection with the fast trains (AVE) to Madrid, Barcelona, Valencia, Cordoba, Seville and intermediate cities, and the Malaga Central Bus Station is just a stones throw away.
Álora also has a good modern health centre (including good emergencies facilities) and a soon to be opened hospital is nearly finished not too far away, so with all these amenities and the closeness to Malaga and the coast, it makes the Álora area an ideal place to live.

This house is ideal as a permanent or holiday country home. For a buyer thinking about this property for renting, either as a holiday home, or as an investment, local estate agents can arrange lets, and can also arrange for a local person to do any necessary cleaning, maintenance and orchard management.

Part of the house may need minor alterations to conform with local bye-laws
. This work could be started at any time, or in the very distant future (or completely forgotten about - Spanish style). However, if it happens, the house will still remain habitable at all times.
